Two residents escaped after a blaze broke out in their flat in Angus.
The fire started at the property in Kirriemuir in the early hours of Tuesday.
Two fire engines attended and use high pressure jets to extinguish the flames in Prosen Road at around 1.45am.
The Scottish Fire and Rescue Service said a man and woman managed to get out of the ground floor flat at the blaze took hold.
They were taken to hospital for "moderate smoke inhalation", the service confirmed.
An elderly woman in a flat above was evacuated from the property as a precautionary measure.
A fire service spokesman said: "A joint investigation between the Scottish Fire and Rescue Service and Police Scotland will take place today to establish the cause of the blaze."
